What is the Stamp Duty Calculator NSW?

The Stamp Duty Calculator NSW estimates transfer duty on a New South Wales property purchase. It applies the progressive 2026–27 bands supplied for contracts from 1 July 2026, including the premium rate above $3.87 million.

The estimate is useful for an early buying budget. It does not establish eligibility for an exemption or replace a Revenue NSW assessment.

How to use the NSW stamp duty calculator

  1. Enter the property purchase price or dutiable value.
  2. Select calculate to apply the matching NSW band.
  3. Review the duty and effective rate.
  4. Add conveyancing, registration, inspections and finance costs separately.

First home buyer support in NSW

Under the supplied thresholds, an eligible first home buyer may pay no duty up to $800,000 and may receive a concession from $800,001 to $1,000,000. This calculator shows general duty because price alone cannot prove eligibility or determine every concession detail.

Benefits of estimating duty early

  • Build a fuller deposit and settlement budget.
  • Compare property prices using the same assumptions.
  • See when a higher band changes the marginal charge.
  • Prepare better questions for a conveyancer or Revenue NSW.

Frequently asked questions

Do first home buyers pay stamp duty in NSW?

Eligible buyers may receive a full exemption up to $800,000 and a concession from $800,001 to $1,000,000 under the supplied thresholds.

Does the premium rate apply to the whole price?

No. The supplied premium formula starts with $194,137 and applies $7 per $100 only to value above $3.87 million.

Why is the effective rate lower than the top rate?

NSW duty is progressive, so each band contributes a base amount and only the excess receives the marginal rate.

Are legal and registration fees included?

No. The calculator estimates transfer duty only.
