What is the Northern Territory stamp duty calculator?

The Stamp Duty Calculator Northern Territory estimates the conveyance duty that may apply to a property transfer in the NT. Enter the property’s dutiable value and the tool applies the general Territory Revenue Office formula for values up to $525,000 or the 4.95% rate for values from $525,001 to $3 million.

The result is designed for early budgeting. It helps buyers see how transfer duty can add to the cash needed for a purchase, but it is not an official assessment and does not include registration, conveyancing, finance or inspection costs.

How NT stamp duty is calculated

Northern Territory conveyance duty uses two different calculation methods across the main value range:

  1. For a dutiable value up to $525,000, divide the value by 1,000 to find V, then use: duty = (0.06571441 × V²) + (15 × V).
  2. From $525,001 to $3,000,000, duty is 4.95% of the full dutiable value.
  3. For a value above $3 million, higher rates apply and an exact amount should be checked with the Territory Revenue Office.

The calculator automatically chooses the matching method. If the value exceeds $3 million, it does not guess an amount; it clearly directs the buyer to confirm the higher-rate calculation.

Dutiable valueGeneral calculation
Up to $525,000(0.06571441 × V²) + (15 × V), where V is value ÷ 1,000
$525,001–$3,000,0004.95% of the full dutiable value
More than $3,000,000Higher rates apply; confirm the exact duty with the Territory Revenue Office

Worked example: $500,000 property

For a $500,000 dutiable value, V is 500. The formula is (0.06571441 × 500²) + (15 × 500). This gives estimated Northern Territory conveyance duty of $23,928.60, an effective rate of about 4.79%.

First home buyers and the HomeGrown Territory Grant

The Northern Territory does not provide a first home buyer stamp duty concession under the information used for this calculator. A first home buyer should therefore not reduce the estimated duty simply because it is their first purchase.

A separate $50,000 HomeGrown Territory Grant may be available for eligible new homes. The grant is not a stamp duty discount and is not subtracted from the calculator result. Eligibility, property and occupancy requirements should be checked separately before including a grant in a purchase budget.

What the estimate includes

The calculator includes only the general NT conveyance duty calculation for the entered value. It does not include title registration, legal or conveyancing fees, valuation costs, lender charges, inspections, insurance or adjustments at settlement. A complete buying budget should allow for these amounts separately.

Important: this Northern Territory stamp duty estimate is general information only. Values above $3 million require confirmation because higher rates apply. Always confirm the final amount and any grant eligibility with the Territory Revenue Office or a qualified conveyancer.

Frequently asked questions

Is stamp duty in the NT a flat 4.95%?

Not for every value. Properties up to $525,000 use the quadratic formula shown above. The 4.95% rate applies to the full value from $525,001 to $3 million.

What value should I enter?

Enter the dutiable value used for the transfer. The contract price may be suitable for an initial estimate, but an official assessment can use a different value in some transactions.

Does the calculator apply a first home buyer concession?

No. The NT does not have a first home buyer stamp duty concession under the rules used here, so the calculator applies the general duty calculation.

Is the $50,000 HomeGrown Territory Grant deducted?

No. The grant is separate from conveyance duty and may apply only to eligible new-home purchases. The calculator shows duty before any separate grant payment.

Can I calculate duty above $3 million?

The tool displays a referral message rather than an unreliable estimate because higher rates apply above $3 million. Check the exact amount with the Territory Revenue Office.

Does the estimate include other purchase costs?

No. It covers estimated conveyance duty only. Registration, conveyancing, finance, inspection and other settlement costs are separate.
